    Thomas Kay Realty, Inc., Property Management Division provides the benefits of  comprehensive Property Management and Leasing services to ensure your total peace-of-mind while owning and leasing your investment property.

    FULL LEASE AND MANAGEMENT PACKAGE

    • Inspection of Property and completion of full amenities listing for property
    • After determining condition and amenities, determine rental value for the property
    • Do thorough property inspection with digital photos, fill in Condition Report and note any issues that need to be addressed to maximize rental opportunity.
    • Co-ordinate the completion and signing of a Long-term Exclusive Right to Lease and Manage contract for the property in question
    • List property on Internet sites and create advertising for local publications as required to ensure quickest possible rental of the property.
    • Follow up with Owner regularly during this process, reporting activity and results of search
    • Perform Credit, Civil and Criminal Background check on applicants for purpose of acceptance or denial of application.
    • Process application and facilitate the signing of a lease agreement by applicants.
    • Do in depth tenant education lease signing appointment ensuring clarity on standards and expectations both for the tenant of the management company and the management company regarding the tenant
    • Hand over keys when tenant has signed all documentation and paid all monies due in certified funds
    • Collect rent, pay invoices and deliver owner proceeds to owner monthly.
    • Remit annual IRS-1099 to Landlord
    • In the event of failure to pay rent or a breach of lease contract, process all paperwork to ensure the removal of delinquent tenant
    • Perform exit inspection for compliance by Tenant before Security Deposit is refunded
    • Regular inspections while home under managment
    • Supervise and pay all minor maintenance and repairs from rents
    • Work with tenant and Owner to ensure any emergency repairs or routine maintenance is conducted
    • Attend to tenant or Owner enquiries in a manner that resolves issues amicably for both parties
    • Renew lease for current tenant or attend to release of property and the re-leasing at end of period

     

    CONSULTATION AND MAINTENANCE SERVICES

    Property Management Consultation is based on an hourly rate and is available to all Owners of Investment Properties requiring consultation services whether it is market analysis or product readiness or general information about property management, procedures, systems, paperwork, etc.  Our maintenance coordinator can coordinate maintenance work required on your property as well.
