      • Create and maintain relationships with qualified vendors, including painters, roofers, electricians, plumbers, appliance repairmen, handymen, carpet cleaners, advertisers and more.
      • Make easily available appropriate rental applications and forms that, along with a consistent screening process, help ensure the highest quality tenants while conforming to all applicable laws.
      • Provide a customized multi-page rental contract that covers most property issues, which is fair to all, and protects the owners on a variety of items (and potential future problems); and explains tenants responsibilities so they know where they stand as well. The rental contract can give a "performing" tenant a lot of benefits and freedom but also can penalize a non-performing tenant.
      • Perform monthly and annual complete accounting for your property, to help ensure a maximum return on your investment and optimum tax benefits.
