I would like to serve as a reference for Lindsay Ford-Reyes of First Choice Realtors. I first met Ms. Ford-Reyes in March of 2006 when she was referred to me by Tim Manke. I was in the process of purchasing two single family homes from Mr. Manke that closed in April 2006. He had done the research on property managers and uses Ms. Ford-Reyes and First Choice Realtors as his property manager. After over five years of working with Ms. Ford-Reyes, I feel I am in a position to finally recommend her services.
The properties that Ms. Ford-Reyes manages are in Keller (Fort Worth) and Burleson, Texas. She is a credit to the real estate profession and is always looking out for my best interest. She does this by thoroughly screening tenants, doing market research analysis to get the maximum amount of rent and by thoroughly managing the properties. Screening tenants is the first line of defense to protecting a landlord’s properties. Checking comparable rentals in the area helps to maximize the rent that landlords receive. When problems arise with tenants, as anyone in the business will ultimately experience, she moves quickly to resolve them. Even though I am in California, I have complete confidence in Ms. Ford-Reyes.
Please note that I also own five properties in the San Antonio area that I purchased in 2005. The initial property manager was the owner of the management company and was an impressive personality. Yet he had poor communication skills and would choose when to return calls. His major downfall was allowing in a tenant who was immediately late in paying rent. Ultimately, we discovered that the phone number provided as the tenant’s employer was actually a disconnected cell phone! Obviously there was extremely poor due diligence done when screening the tenant. A couple of months later, the tenant moved out in the middle of the night. I then moved to fire the property manager and have been working with an outstanding property manager since 2007. I only provide this as an example of the importance of finding a professional and competent property manager, preferably from the very start. I was very fortunate in finding Ms. Ford-Reyes at the beginning of my investing in the Fort Worth area and therefore avoided the tenant screening and communication problems that I had with the first property manager in the San Antonio area.
Ms. Ford-Reyes is excellent at communicating and she is a pleasure to speak with. Anyone working with her will find her to be thorough, caring and thoughtful. When work is needed at the properties, she solicits bids from competent contractors that stand behind their work. She is excellent at protecting a landlord’s property as well as maximizing the return on these properties. Her company, First Choice Realtors, provides automatic deposit of rental income into my firm’s checking account by the 8th of the month. She personally reviews and initials every monthly statement that is sent to me via e-mail.
