Fairway Green: Serving a Homeowners Association
As an upscale Homeowners Association, our needs are different from the usual co-op or condo association. We need a property management company that has the capabilities to oversee the various private contractors we use for services such as landscaping, maintaining our public areas and snow removal. We have been working with Gramatan since 1992, and they provide quality, professional service and protect our investments.

Witherbee Court: A successful partnership
We have a partnership with Gramatan Management and a joint goal: having a professionally managed property that serves the needs of the unit-owners and enhances their investment. Gramatan works with us and provides accurate, timely and informative financial and activity reports, prepares detailed bids for construction projects and oversees our day-to-day operations. Their managers are quite knowledgeable about the building's structure and mechanical operations. Retaining Gramatan in 1998 was part of our co-op maturing process.

11 Bronx River Road: Success at one property leads to others
In 1993 when Gramatan started managing our property, the building and our finances were not in great shape. Our building was suffering from neglect and funds were scarce. That didn't deter Gramatan; they immediately reduced our operating expenses to provide us with funds to start some badly needed work. When the mortgage market improved, they refinanced the underlying mortgage and used some funds for repairs and some to build up our reserve fund. Some projects they organized and supervised were repairing the roof, waterproofing, and redecorating the halls and lobby. We were the first building in the area to use Gramatan.
