With our marketing efforts, we receive hundreds of calls each week from potential renters and that is when the screening process begins. The screening process is one of the most critical aspects of property management and with Orange and Seminole County filing over 1,500 evictions each month, we fully understand that special attention must be given to the screening of potential tenants.
We conduct the most thorough screening process of tenants for your property including the following:

2.) National Criminal Background Check
3.) Prior Eviction Background Check
4.) Verification of Employment and Income
5.) Verification of Previous Rental History
After carefully checking these five areas, we have a very good idea of who we are dealing with and whether they meet our criteria for residency at your property. Living with family or friends does not count as verifiable rental history.
We stand behind our superior background check with our “Guaranteed Tenant” policy. We are so confident in our screening process that if a tenant we have done the background check on has to be evicted, Real Property Management & Realty, Inc. will pay for the eviction cost including court costs and attorney fees. This policy places the burden on us to find a good, qualified tenant for your property at no extra charge to you. No other company will screen and “Guarantee” tenants for your property like we do!
Our agents answer phones and show properties 7 days a week! Most renters are looking for homes on the weekend. If no one is there to answer phones, provide information and show properties seven days a week, it may take much longer to rent your property.
We charge nothing up front and only get paid after we find a tenant. We charge one-half of the first month’s rent as a leasing fee and ten percent of the collected rents as a management fee. We do not add any extra fees or charges for routine maintenance, inspections or minor work that may be needed at your property. You can review a monthly statement detailing all transactions on our company website at your convenience. We send a direct electronic deposit each month into the bank account of your choice.
