Our company was founded in 2000 by Judy L. Jones, Broker, CCIM. We offer Real Estate Expertise in a variety of subjects. We specialize in Property Management and Investment Properties in the Sevier County area. If you own or are looking to own an investment property, we have the knowledge and experience to assist you. If you are looking to purchase a home or sell a home, we can help you too! If you would prefer to ‘Sell by Owner’, we can help as we can place your property in the MLS, take photos, make a virtual tour, offer home staging advice, etc… and you can still be the one in charge. We offer our services a little differently than your average firm, but can also offer traditional compensation if you prefer that method.
Property Management and Investment Property
If you own a piece of investment property, we can help you manage your investment through our Property Management Division. We can offer you the education and services needed to assist you in maximizing your returns. We can fully manage your property or manage it to the extent you desire. We offer online services to our owners and our tenants who can pay their rent online! If you are looking to invest in a property, we have the education needed and offer the most research to assist you in finding the property you are looking for and making it your investment property.
Buyers and Sellers
Traditionally, Real Estate agents have consulted with their clients about Real Estate transactions then compensation for those services has been when the property is bought or sold. Late last year, after many hours of research, our firm came to a decision. We are now offering traditional compensation and Fee for Services. Traditional compensation is the standard percentage of sales price or Flat Fee compensation one sees in most real estate transactions. Fee for Services is similar to compensation received by an attorney, architect, consultant, private investigator, etc… In the end, our clients who chose Fee for Services payment will pay less and walk away with more money than traditional compensation. We believe Fee for Services is beneficial to our clients and we know it will save you money! When you chose Fee for Services, you pay us for the services we provide you, not for all those other clients who walked away. At closing, if you are a Buyer and the Seller is offering percentage of sales price as compensation, you get that percentage, i.e. that compensation. You can use it to assist with closing costs, property enhancements, to fill your pockets, whatever you wish. If you are selling, you will reduce your selling expenses by not having to offer a large percentage as Agent’s fees. You may decide to offer a flat fee to the Buyer’s Agent or you may simply offer a much lower percentage since it will not be split among two Brokers. Because of the way we now offer our services, we can be more effective and better assist our clients.
