Laura Weiss and Associates We manage hundreds of properties each year.  Each property is treated like it is our investment.  So your property will be handled personally, giving it the individual attention that it needs.  We are confident that we can take the hassle out of your investment. As a full-service management firm, we offer tenant placement, credit screening, maintenance, property inspections, collections and monthly financial reporting.  Management It is our job to manage your property/properties so you don't have to worry about your investment. To ensure your satisfaction with our company we provide regular personal contact with your property/your tenant(s) and will be responsible for the following : •Advertise your property to attract qualified tenants •Show your property to prospective tenants •Screen applicants •Provide all tenant paperwork •Collect the rent   -Complete montly banking as instructed by you •Handle all record keeping •Maintain your property •Periodic inspections •Handle emergency repairs with appointed handy-man in a timely manner Tenant Placement and Screening Utilizinig our experience in marketing, we will screen each call/inquiry and each prospective tenant.  We require each prospective tenant to complete an application, then we will complete employment verification and rental/credit history, checking for any eviction notices there may have been. Maintenance To save you money we use our preferred contractors who have been with our company for over 10 years.  If and when an issue arises, our contractors will evaluate and quote the job immediately so we aren't wasting any time.  This keeps you happy as well as your tenants. Inspections We will personally inspect your property 3 times annually.  This insures that your property is being properly cared for. You will receive a report of anythng out of the ordinary that we observe.  If nothing is "out of the ordinary", we will not bother you with unnecessary paperwork.   Accounting We have 2 options for collectiing your monthly rental payments: 1.  The rent is received at our collection box monthly a.  We will forward the payment to you and you will pay the monthly management fee to Laura Weiss and Associates by the 10th of each month -or- b.  We receive the payment and write you a check for the monthly rent, less the monthly management fee.  We will deposit your money at your banking institution for you.  This is what most of our clients prefer, then you don't have to worry about the banking every month, it's done for you.
