Our firm owner has a corporate, results-driven background with over 9-years experience in Executive Sales and Management at IBM Corporation. He brings a results-oriented sales methodology and focus to our firm's approach to residential property management. We have developed and refined our procedures to efficiently allow us to be very productive and responsive to our client's needs.
Our marketing budget is our largest single expense. We advertise on two of the most popular radio stations in our market (K104.7 FM and 107.9 FM The Link) with substantial air time and coveted time slots. Furthermore, not only do we advertise on many free web sites (Craigslist, etc.), but we also pay to obtain even greater advertising exposure in many other ways. We maintain an extensive, interactive web site. We place banner ads on the largest national rental advertising website on-line and ALL of our vacancies are listed as Premier status on Rentals.com and Rentalhouses.com (a $99 and $49 per 30-day cost per property per website, respectively, but is FREE to you.) We utilize Google search-engine ad key-words, as well as strategically placing localized print ads and much more. We own the domain names: www.6monthrentals.com, www.12monthrentals.com, and www.CharlotteExecutiveRentals.com targeting short term tenants and corporate relocations, respectively. Simply put, we exclusively advertise each and every property we manage. As an owner, your property deserves that exposure and we pride ourselves on that "Park Avenue" treatment and daresay you won't find another management firm matching our services.
Our firm is not only a member of NARPM (National Association of Residential Property Managers) but we are also leaders in both the local and national level. The owner of Park Avenue Properties, LLC, serves as a Board of Director for NARPM as a Regional Vice President. He also holds an RMP (Residential Management Professional) designation. Additionally, the Sales Manager of our Property Management Group is the VP of the Charlotte Regional Chapter and all of our Property Managers are NARPM members and licensed REALTORS.
Park Avenue Properties, LLC, also has a Real Estate Group that works in tandem with Property Management and assists investors in buying bank foreclosures/HUD homes/short sales and any other bargain properties. Our Real Estate Agents are not Property Managers and vice versa. We demand that all of our Agents be experts in their respective areas - not just "good." Investment properties we sell are usually less than 5 years old and those often break even or positively cash flow after all of your monthly expenses. Our business model enables us to identify properties we can forecast a specified rent range before you ever make an offer. There are no surprises for our clients after the sale. We also have a Renovation Services team that can complete any rent-ready cosmetic updates at below fair market labor rates.
