1. We determine your objectives and formulate a plan to achieve them.
2. We collect your rents.
3. We coordinate maintenance on vacant units to make them "rent-ready".
4. We advertise your vacancies.
5. We show vacancies by appointment.
6. We screen prospective tenants. This includes credit & eviction, employment and income verification, and residency references.
7. We provide on-call 24/7 emergency maintenance service.
8. We perform monthly exterior inspections of your property.
9. We provide all financial administration and bookkeeping including a monthly statement of income and expenses.

OUR MANAGEMENT FEES

Houses, Retail and apartments
• 1-2 Units...$100.00 per unit, per month
• 3-8 Units.  $90.00 per unit, per month or 6% of gross rents (Whichever is greater)
• 9 Units and Over. $80.00 per month or 6% of gross rents (Whichever is greater)
we also offer a rental service to help you in rent your units. Advertise on our Free Rental List.  $50.00 per unit, SFR $100.00(per property one time only until unit is rented). If you prefer, you may pay $600.00 per year to list unlimited vacancies for 7 months. You show your own unit.
We also offer on-call handyman
Skills:
cleaning vacant units, property maintenance, light electrical , light Plumbing, clean-up, clogs, painting in general; Drywall, carpet cleaning and steam shampoo, Window installation, door locks, molding, base boards, flooring, Kitchen and bath , buildings maintenance, commercial and residential.
• Experience: 12years, Available 24/7 including Emergency calls, own tools.
