LEASING
We will provide you with an honest review of the market rents for your property type and recommend to you what preparations should be made to rent the property quickly. If repairs are necessary we can arrange contractors to perform the work.
Neighborhood Realty advertises your home in the most effective venues to produce timely results. Internet marketing is now providing 80% of all real estate transactions. We will take photos and place your home on the major websites that will provide leads and exposure to your home. In addition, we place you in the MLS system to market your property to the 40,000 agents in the Atlanta market. Other advertising sources are added based on marketing need and owner approval.
Our in house agents as well as 40,000 other agents will show your home to prospective tenants. We use electronic lockboxes that produce reports of exactly when and who showed the home. These reports allow us to contact agents who provide feedback that we can act on to correct any weaknesses that the market has found.
It is important to perform a thorough screening of applicants. Many future problems are eliminated by a professional review process. When an application is received we purchase the credit report and residential history of the applicant from Transunion. We contact landlords and employers to verify information on the application. We verify income and capability to handle the rent rate. Only then do we contact you to review the information and make a recommendation regarding approval. You have the final decision. When the tenant moves in and pays the first month rent we take our fee. There is no out of pocket expense for any of the marketing efforts of Neighborhood Realty.
MANAGEMENT
To protect you and the property we perform a thorough (five page) inspection at the move in. The lease agreement requires that the tenant return the property in the same condition as when received with the exception of normal wear and tear. Any damage that occurs during the lease period will be assessed against the security deposit and credited to your account.
The lease is designed to communicate clearly to the tenant his responsibilities. Some of the highlights include: Rent payment dates, security deposits, early termination, property maintenance, inspections, pets and neighborhood regulations are all clearly outlined in the agreement.
Neighborhood Realty will provide monthly statements of activity. We will use professionalism and diligence to manage your property. We can arrange maintenance and repairs. We will collect rents and pursue legal methods when necessary to protect your interests. We will treat your tenant with respect while maintaining a firm position on tenant responsibility. The result being that your net profit will be maximized.
